Tenants are a crucial part of the investment equation. Our policy is to treat tenants with respect and respond to their needs in a prompt and courteous manner. This leads to more renewals, making a more solid investment for owners.
Ravenswood Realty’s services include collecting Rent from Tenants each month using several convenient options, soon including the ability to pay online using bank/credit cards. We also have systems in place to collect delinquent payments such as rent, fees, and legal notices.
Ravenswood Realty understands that owning a rental property and protecting that investment is a significant priority. We perform exterior inspections as needed to make sure that Tenants are abiding by HOA rules and taking care of your property. By Owner request, we also will perform interior inspections. When a Tenant wishes to renew, we automatically schedule an interior inspection. Whenever an exterior or interior inspection is performed, photos will be emailed to Owners.

Tenant selection and Screening
We can’t stress the importance of getting a quality Tenant to rent your Property. Ravenswood Realty has a system to screen potential tenants. We use a professional company to screen for credit, background/criminal history, social security verification, eviction history and other information as necessary.
Ravenswood Realty provides monthly emailed statements to generate an accurate and clear accounting of all monies.
Ravenswood Realty works with a team of quality contractors to be certain your property is maintained with the care you expect. Our licensed property management team is held accountable by the Arizona Registrar of Contractors’ Code of Conduct.
At the completion of a lease, we do a walk through of the home to make sure the property is in good condition and that the provisions of the lease have been followed. Owners are contacted when if excessive repairs or cleaning are necessary. If painting, new flooring or new appliances are needed, we partner with quality professionals for cost effective repairs.
Although detailed tenant screenings are performed before a lease is executed, occasionally the need for an eviction may arise. If an eviction is unavoidable, Ravenswood Realty has the resources to get the eviction handled legally and professionally, according to the guidelines set forth in the Arizona Landlord Tenant Act.

Will you manage a property with a pool?
Yes. Ravenswood Realty requires all owners to abide by swimming pool code requirements set forth by the city where the property is located.
What are your property requirements?
Before we rent a property, we have property condition requirements such as the home being CLEAN, including carpets, windows, walls, ceiling fans and appliances. Landscaping should be up to HOA code including weeds removed, shrubs trimmed and lawn mowed. Other items if needed, would be determined upon inspection.
